BS 5839 Fire Alarm Testing — What The Standard Actually Requires

BS 5839-1 is the British Standard governing the design, installation, commissioning and maintenance of fire detection and alarm systems in non-domestic premises. If you're responsible for a commercial building, this is the document your insurer, fire officer, and (in the worst case) coroner will measure you against.
The four maintenance obligations
- ▸Weekly user test — operate one manual call point (rotated) to confirm the panel signals an alarm and the sounders activate.
- ▸Six-monthly service — a competent engineer inspects, tests a sample of detectors, checks batteries and cabling, and issues a service certificate.
- ▸Annual full inspection — every device tested over a 12-month rolling period, with a written report.
- ▸Logbook upkeep — every test, fault, and false alarm recorded with date, time, and engineer signature.
What 'competent person' actually means
BS 5839 doesn't define competence by job title. It expects documented training, current knowledge of the standard, and access to calibrated test equipment. Third-party certification schemes (BAFE SP203, FIA) are the most common evidence of competence and are what most insurers now require.
